I, The AKPK Debt Management Programme Blogger, Am In A Dilemma Now!

I keep telling myself that I should be blessed to have a zero car loan, 2 emergency fund accounts, a full time job generating RM1,000 income every month, some online income and a hubby who is bringing home RM2,000 a month, BUT, I keep thinking about what has been bothering me for the past few weeks.

First, I Feel Like Quitting My Current Accounting Job. Way too much work to do! I feel that my stress is mounting with the load of increasing workload of unrelated work like photostating, answering phone calls, keeping records after records, …

I keep convincing myself that I am contributing some of my time and effort to the school, so it’s okay with the current RM1,000 monthly salary. BUT, spending 8 hours on week days and 4 hours on two Saturdays for just RM1,000 is just, sigh, … ==

Maybe if I quit my job and work 8 hours a day online, I can get that RM1,000 too. Maybe not! I don’t know.

I don’t know because my online income has fluctuated from making more than RM2,500 a month to between RM1,200 (low season) and RM2,000 (peak season).

I would just say goodbye to my current job if I made RM2,500 a month, but the fact is that I don’t. It’s between RM1,200 and RM2,000, so it’s risky and uncertain.

Second, Hubby Has Turned Part Time Due To His Health Problem. From making RM2,000 a month, he will get around RM1,000 a month.

With about 50%’s cut on his salary, it makes thinking of quitting my job even harder. T.T

I have been praying to God for improving my online income from Google AdSense earnings, Amazon advertising fees and the latest Vemma nutritional drink products.

I have also been praying to God to help make selling the house to our tenants or their friends easier/faster. Sell it so that there will be no more mortgage installments, quit rent fees and overdraft facility interest charges that consume RM850 every month!

Without any car loan and home mortgage installments, hubby and I just need to tackle our AKPK monthly repayments of RM680, flat rental RM270, internet and phone line fees RM110, cell phone charges RM65, RM50 utility bills and meal expenses.

See, I am not always the one who inspires/motivates you? I need to be motivated too and now! ==

It’s Fun Dreaming about Online Income from Vemma, Increasing Amazon Sales and Skyrocketing Google AdSense Earnings!

This morning, hubby talked in length again with the principal regarding his wish to release the post of Discipline Master for half year and go part time.

This time, it’s a Yes!

Of course the principal has to say Yes. He knows more than anyone in the world that health is the most important when one is old or sick.

Starting July, hubby will be free from being the Discipline Master and he will be a part-time teacher.

It’s yet to know how his salary will be calculated, but my guess is that it will be half of his current salary. Oh, no, earning RM1,000 or less a month means there will be less extra money left to stashed away as emergency fund! @.@

Ahh, leave it to God! Maybe God is in the midst of bringing me more online income from Vemma or increasing my Amazon sales or doubling my Google AdSense earnings.

Wuahaha, is it too early for me, AKPK Debt Management Plan Blogger, to dream now? ^.^ll

Happy New Year 2011! As usual, what are your new year resolutions this year? Did you achieve last year’s resolutions?

Let me recall what my 2010 New Year Resolutions were: 1. Saving Money 2. Making Money and 3. Paying Down Credit Card and Personal Debts.

How did I fare on these 3 aspects last year? ^.^

1. Saving Money. As of 31.12.2010, our i) Joint Savings Account for big emergency reached half of the 3 months’ living expenses; ii) E-Fund Account was equivalent to half of the 3 months’ living expenses in Joint Savings Account; and iii) Investment Fund Account had less than RM1,500′s worth of mutual fund and stocks.

2. Making Money. Online income was 100% from blogs. Each month’s online income was more than enough to pay the home loan installment, bank overdraft interest charge and some daily expenses, but still not good enough to let hubby retire from his long-hour teaching job.

3. Paying Down Credit Card and Personal Debts. Debt repayments to AKPK were in time every month and hubby and I were able to pay off some personal debts owed to 3 family members amounting to RM2,100.

What are my resolutions for year 2011? Well, same as above! Keep on saving money, making money and paying down credit card and personal debts.

Okay, be more specific!

1. Saving Money. i) RM10,000 in Joint Savings Account. The existing amount plus year 2011′s rental will be equivalent to about RM8,000, so RM10,000 goal should be attainable; ii) RM10,000 in E-Fund Account. The existing amount plus my monthly school income plus some online income, yup, it is reachable too; iii) Investment Fund Account. To be frank, no idea yet.

2. Making Money. This year I will pay more attention to Amazon Associates Program. Just learned some new tips that can bring in more earnings from its affiliate products. It’s really fun making US dollar; USD$100 is equivalent to RM300, you know.

3. Paying Down Credit Card Debt and Personal Debts. Keep on paying down the debts, of course!

Enough goals for year 2011!

It’s been two weeks since I started looking for a part/full time job and I am still waiting for God’s new plan to unfold in front of me.

There are two full time jobs that are in need of me urgently, but I am waiting for a better job offer at hubby’s school. His school is in need of an account clerk who can do some accounting work as well as teach a few classes.

It’s funny, right? Why does an account clerk need to teach a few classes? Apparently it’s because there isn’t much accounting work for me to do at this time.

I am fine if it’s a class (4 lessons/week) or two classes (8 lessons/week). However, I will think twice if I have to teach more than 10 lessons a week while doing accounting cum general work. I tell you, the clerical work the existing clerk is doing is simply a never-ending routine.

The first time hubby asked the principal whether the school was still in need of an account clerk, the principal said yes. When hubby told him that I was interested to work in the school, he was glad and asked hubby to show him my paper qualifications.

A few days after submitting my paper qualifications, there was no news at all. Last Saturday, hubby asked the principal to confirm whether he was interested to arrange an interview for me.

Well, the principal said it’s for sure he wanted to hire me. But as he was in a hurry to go out with his wife, he told hubby that they would talk again.

I know the whole school is busy with a campaign this week, so I guess the principal may/might only interview me next week. Since there is some kind of assurance that I will be hired, what I can do now is waiting patiently.

You know, I am not as desperate as last week or two weeks ago when it comes to looking for a job. Why? Good news! My paid review earnings has bounced back a bit. From less than RM600 in June to more than RM700 for the 1st week of July! Phew, what a relief!

As for my Google AdSense earnings, it’s still between $1 and $3/day. Don’t give up, keep trying!

Will I still work full time if my online biz income goes back to its previous amount? Yes, I will. I will work full/part time unless my online income consists of multiple income streams. It’s just too risky to depend on Google AdSense, Amazon Associates Program and paid review earnings only.

I am still waiting for Your plan, and perhaps some miracles …

It’s the end of the 4th week and my paid review earnings so far has been less than RM600. As for my Google AdSense earnings, it’s still hovering between $1 and $3 a day. All in all, less than RM1,000 a month!

This week I summed up my courage, stepped into a few gift stores and boutiques nearby my rented flat and inquired about the vacant jobs available.

What a small town in Perak! You know how much a promoter’s pay here? Very low. I almost fainted when I heard the amount of the salary.

1. Promoter at a Gift Store. I like the first gift store I went to very much because it seems to be a good place for me to get contacts of suppliers and learn gift wrapping and decoration. However, its pay is only RM2/hour, that is only RM400 a month! Working hours are from 9.30 am to 5.30 pm.

You know, if I hadn’t been in need of money, I would have said yes to the gift store.

2. Promoter at a Boutique. I quite like one of the boutiques I went to because of the boutique manager. She seems to be a frank lady. However, the pay there is only RM500 a month. Working hours are from 10 am to 7 pm.

3. Promoter at a Pharmacy. I frequent this pharmacy a lot because of its courteous staff and greetings. You know, they greet every customer that walks in and out of the outlet. This makes customers feel close to the staff.

The pay is much higher, at RM3.50/hour. As it’s a part time post, there is only 5 working hours per day. I submitted my application form last week, but there has been no call from the person-in-charge. I guess my qualifications make them feel that I am not cut out for a promoter post.

4. Clerk at a School. Now I am waiting for a job interview for a clerk post. It pays higher, that is between RM800 and RM1,000, depending on working experience. Working hours are from 8 am to 4pm or 5 pm.

The only plus point for the above mentioned stores and companies is that they are all within 5 minutes’ walking distance.

Wow, what an exciting roller coaster ride I have had these past few weeks! From making $1,000 (RM3,200) to less than $300 (RM1,000).

Exciting? Actually I am worried … worried not being able to find the right job in time to stop my personal savings from running dry. Wow, wow, wait, leave it to God! He will take care of it. Have faith in Him.

How much has been spent on fixing the vacant house in Ipoh before it can be occupied by the tenants? Phew, RM590!

May 13th – Water and electricity departments – RM231
May 20th – Kitchen faucets and water pipes – RM70
May 27th – Fluorescent light replacements – RM119
May 28th – Leaking water tank and water pipes – RM170

Wait, RM590 is not the total yet! There are still leaking toilets and air-conditioner installation that will be done this coming Saturday or/and Sunday.

We estimate the leaking toilets (3 toilets now!) to cost between RM250 and RM400 and the air-conditioner installation between RM1,400 and RM1,550.

Since the air-conditioner can be paid in two installments, I don’t have to dig out all of my personal savings. Boohoo, there will be a dent in my personal savings!

Anyway, I think it’s worth paying for all the fixes and repairs since:

a) The house will not be left vacant to rot again;

b) There will be monthly rental of RM400 to cover some of the home loan installment or to be saved as emergency fund;

c) It’s easier to sell the house in future, either to the tenants or neighbors whose family members or relatives are interested.

As a matter of fact, a neighbor who lives two houses away came to have a look of the inside of our house when hubby and I were in the house last Saturday. He said his brother was also thinking of buying one nearby his.

Thanks to new developments around my housing area that the price for my 22 x 75 double-storey house has gone up to nearly RM150,000 these few years.

A friend who is a pro construction worker said we can sell our house in Ipoh easily if we are willing to sell it at RM135,000. Wow, it’s for sure hubby and I will sell the house and be mortgage free if there is a buyer now!

At this point of my life, I am so grateful to God for leading me and hubby back on financial track slowly and steadily.

First, being approved of the AKPK debt management program applications. Next, steady online income from me and full time teaching income from hubby. Then, having extra money to be saved as emergency fund. Later, renting out the house in Ipoh.

All this came one by one. This made me realize that, “When I am ready to make a change financially, God will help.“

Being a work from home woman who makes money online, this Bahagian 2: Tip Menjana Wang surely sparked off my interest. Making money online, woohoo!

Bahagian 2: Tip Menjana Wang (Tip #8 – #12)

Tip #8 – Menjana Pendapatan Pasif Sambil Melayari Internet. Okay, there are suggestions of setting up blogs, Squidoo lenses and HubPages to make money here!

If you are thinking of making money online, ya, the tip here gives you general ideas on how and where you can make money from online.

The tip here suits beginners who would like to make money online, but not me and other bloggers/internet marketers/affiliate marketers who are currently using the above mentioned money makers.

Tip #9 – Dapatkan Wang Tunai Daripada Barangan Terpakai Anda. Selling used stuff online at eBay and other auction websites? Opps, not for me!

Tip #10 – Jadikan Minat Anda Sebuah Mesin Menjana Wang. What’s my passion now? Blogging. Does it make me money? Oh, yes. Does it make me abundant money to pay off my debt fast or turn my vacant house in Ipoh into a homestay resort? Oh, not yet.

Let me dig into The 8-Day Internet Wonder by Edwin John, also given free by K.C.Lau to see if I can push my niche blogs to generate more money online.

Tip #11 – Tukarkan Kad Kredit Daripada Lawan Menjadi Kawan. Here you can learn how to turn your credit card into your friend rather than enemy by taking advantage of the grace period, interest-free installment plans, free gifts, rebates and reward points.

There are also tips on how to eliminate your credit card debt. K.C mentioned getting micro loans from family members/friends. Of course, when it comes to loans, there are interest charges involved.

To be honest, we did get some micro loans from family members at 10% interest rate per annum. It’s true that people are more willing to loan you money when you give them interests. And guess what? You tend to be less inferior in front of them because you pay them interests!

Tip #12 – Pelajari Peraturan-Peraturan Penting Dalam Pelaburan. Opps, about investments! I am not at this stage now, so I skipped this part here.

Go to ‘AKPK DMP Blogger’s Book Review: Tip-Tip Kewangan Untuk Rakyat Malaysia by K.C Lau’ – Part 4.

I came up with a long list of household appliances and bedroom and bathroom accessories needed for My Homestay Guest House Project while I was free yesterday.

At first glance, the amount of money needed to paint the house and purchase the items for the homestay guest house seemed a lot and kind of scared me off.

But then I decided not to let the problem – MONEY – to scare me off! There must be ways to acquire the home appliances, furniture pieces, kitchen utilities, and bedroom and bathroom accessories needed for the house without spending a lot of money.

Think, think, think … second hand/used stuff? Find sponsors from close family members?

1. A New Coat of Paint

2. 3 Sets of 1.5 Air-Conditioners – Sponsors from family members?

3. 2 Heaters

4. Microwave

5. 1 Television Set

6. 1 DVD Player

7. Astro

8. WiFi

9. 1 Coffee Maker

10. Washing Machine – Mine

11. Gas Burner – Mine

12. Boiler

13. 3 Hair Dryers

14. 3 Fans – Mine

15. 1 Refrigerator

16. 1 Water Dispenser

17. 3 Queen Mattresses, 3 Twin Mattresses

18. At least 10 Pillows, 3 Bolsters, 3 Queen Comforters, 3 Twin Comforters, 6 Queen Bedsheets, 20 Pillow Cases, 6 Bolster Cases

19. 3 Towel Stands

20. To Be Added …

How’s my savings going on? Well, sehr gut or very good. From RM1,500 when I mentioned it in December’s blog post, Thank God for AKPK Debt Management Program, Steady Income and Good Health, to RM3,000 now.

An increase of RM1,500 in two months! Amazing, right? This has got to do with a sudden increase in the number of online tasks in January. This doesn’t always happen though I hope it will.

Has my hubby found out my personal saving? Well, I am pretty sure he knows I am stashing away money. Just that he doesn’t know the exact amount.

I still need RM500 to reach my RM3,500 saving goal. I am thinking of transferring RM500 from hubby’s bonus and Ang Pao to my saving so that it hits RM3,500.

Speaking of hubby’s bonus, both of us are a bit disappointed with his half month’s bonus. We thought he could get a one-month bonus as said/mentioned by the principal when he was interviewing hubby.

Anyway, hubby only started his work in July 2009, so it’s actually fair to get half month’s bonus, right? Oh, not to forget that hubby got a RM200 salary raise starting January 2010!

Besides, there is still Ang Pao or money gift. According to hubby’s colleagues, it’s going to be given out on Friday, that’s tomorrow! Hopefully it’s between RM500 and RM1,000.

Be grateful, you AKPK DMP blogger! Count your blessings, please! Do you know that you and your hubby:

1. are now both in AKPK free debt management program that helps you pay down credit card debt with lower monthly repayments of RM320 and RM360 respectively;

2. have a dual income between RM4,600 and RM5,000 every month;

3. have an emergency fund of RM3,000 in the saving account;

4. have money to pay auto and home loan installments, utility bills and flat rental in time;

5. have extra money to spend on clothes and personal supplies;

6. are healthy and strong;

7. …

Thank You God for what I am and will be having. Wuahaha!
